基于边界固定效应法研究学区房溢价——以广州市为例

摘要
我国义务教育阶段,采取"就近入学"制度,导致基础教育资源质量成为影响其周边住宅价格高低的重要因素之一。为探究广州市中心城区学区房溢价,采用边界固定效应法,将毗邻的省重点学区房与非省重点学区房的配对,在特征价格模型基础上,建立差分方程,精确度量优质基础教育资源对房地产的"资本化"溢出效应。结论得出,省级重点小学所属范围内学区房高出非省级重点学区房8.3%的溢价,"省重点小学—普通小学"配对小区对整个省重点学区房溢价贡献较大。
        At the stage of compulsory education in China,the system of "admission to the nearest school" has been adopted,which has led to the quality of basic education resources becoming one of the important factors affecting the price of residential houses around it. In order to explore the housing premium of the downtown area of Guangzhou,the boundary fixed effect method is used to match the adjacent provincial key school districts with the non-provincial key school districts. Based on the characteristic price model,a difference equation is established to accurately measure the "capitalization" spillover effect from qualified basic education resources. The conclusion is that the school districts within the scope of the provincial key primary schools have a premium of 8.3% of the non-provincial key school districts,and the "provincial key primary school-general primary school" matching community contributes a lot to the premium of the province's key school districts.
