快速城市化进程中城市居住空间形态演进与发展
摘要
本论文从城市地理学的视角切入,以现阶段我国快速城市化为背景,在系统研究快速城市化和城市居住空间分异理论的基础上,选取具有代表性的城市——大连市为研究对象,针对当前我国城市快速城市化过程中出现的居住空间日益分异问题,从理论上对其形成原因进行剖析,并通过对城市居住空间分异自身机理的探索,充分认识其规律和发展趋势,运用GIS技术手段,建立评价模型,计算大连市居住空间分异度,将城市居民及其阶层的合理分布模式纳入城市整体发展框架之中,最终提出较为现实的调控策略对其进行有效控制和干预,从而达到从不同层面缓解城市居住空间分异矛盾的目的。论文内容共分十章,主要分成理论研究和实证分析两部分:
第一部分,包括论文的前五章。第一章为绪论部分,介绍了城市居住空间形态演进研究的缘起与学界动态;第二章为快速城市化的基本概念和一般理论,通过对城市化发展阶段的研究,提出了快速城市化的基本概念及一般规律和特点;第三章城市居住空间分异概述,通过对城市空间扩展和城市空间分异的研究,归纳出城市居住空间分异的构成要素、体系特征以及影响因素,并就城市居住空间分异的类型进行概述,分析了国外城市居住空间分异研究的理论方法;第四章为城市居住空间分异的动力机制及理论分析,从外部条件入手,归纳了城市居住空间分异的动力机制及相互的空间作用过程,并运用西方经济学的消费者均衡理论和地租理论对城市居住空间分异机制进行了理论分析。第五章为城市居住空间形态的发展历程,分别论述了国内外城市居住空间形态发展过程中的影响因素、形态特征及相关的理论研究成果。
第二部分,包括论文的后五章。第六章为大连市城市居住空间形态演进,介绍了大连市城市化发展概况及基本特征,并对大连市城市居住空间历史格局及演变进行研究,分析大连市城市居住空间分异的空间表现及时空变化趋势;第七章为大连市城市居住空间分异现状研究,通过大连市市内四区34个街道的283个社区常住人口户的住房现状、需求情况的抽样调查,从房屋面积、开盘价格及建筑年代等方面分析了大连城市居住空间分异的现状和不同居住区的分异格局,并对分异特征和动力机制进行了分析;第八章为大连市城市居住空间分异定量研究,以实际调查数据为基础,运用GIS技术手段,对大连市城市居住空间分异进行定量分析,确定大连市城市居住空间分异度,重点研究在快速城市化发展阶段城市居住空间分异对社会造成的负面影响;第九章为城市文化对居住空间分异的响应,分析了快速城市化过程中城市文化的空间分异现状;第十章为大连市城市居住空间分异的对策研究,从大连房地产发展现状及国外和香港地区住房政策入手,提出相应的调控对策,避免在城市居住空间上出现社会阶层“隔离”与“歧视”现象,实现人与人以及社会群体之间关系和谐。论文的结语部分,提出了主要结论和研究的不足之处及尚未解决的问题。
From the perspective of urban geography and the present stage of China's fast urbanization as the background , based on the system of fast urbanization and urban residential spatial differentiation theory, a representative selected cities - Dalian is the object of the present study , in view of China's fast urbanization of the city appeared in the process of residential spatial increasing differentiation, theoretically analyze the reasons for their formation, and through the differentiation of urban residential space to explore the mechanism of its own, fully understand its laws and development trends, and use of GIS technology to establish a model evaluation, calculating the city of Dalian residential space diversity, and putting urban social groups of the reasonable distribution pattern into the framework of the overall urban development, and ultimately to a more realistic strategy to effective regulation and control intervention, different levels to achieve the reduction of urban residential spatial differentiation contradictory purposes. Papers content is divided into 10 chapters, divided into theoretical research and empirical analysis of two parts:
The first part includes the first five chapters. For the introduction of the first chapter, introduced a form of urban residential space on the origin and evolution of academic performance; Chapter II for the fast urbanization of the basic concepts and the general theory, the development of cities through the stage of the study, put forward the basic fast urbanization concept and the general rules and characteristics; The third chapter for urban residential spatial differentiation outlined by urban expansion and urban spatial differentiation research into urban residential space of the constituent elements of differentiation, system features, as well as influencing factors, and city residential spatial differentiation of types overview of the foreign urban residential space at the theoretical studies of different methods; Chapter IV for urban residential spatial differentiation mechanism and the driving force for theoretical analysis, starting from the external conditions, summed up the city's residential spatial differentiation dynamic mechanism and the role of mutual space, and use of the Western Economics consumers equilibrium theory and the theory of rent urban residential space differentiation mechanism for the theoretical analysis.
