摘要
研究目的:明确城市空地的概念,总结城市空地的类型、分布及价值,结合中国转型期集约精明的国家新型城镇化建设的迫切需求,提出城市空地研究的迫切方向。研究方法:文献调研法、归纳与演绎法。研究结果:(1)城市空地的概念尚存争论,主要是对"空"认知存在争议;(2)当前普遍采用列举法从土地覆被、土地用途、土地属性及综合角度划分城市空地类型,但分类结果过于细碎,对此,基于失业理论构建统一的分类框架;(3)城市空地的格局与成因具有地块、城市内部区域、城市三个尺度的共性特征,但亟待细化研究;(4)城市空地价值认知经历了从"灰色"区域到潜在资源甚至改造利用的转变。研究结论:城市空地研究是中国转型期集约精明的国家新型城镇化建设的重大课题,迫切需要围绕城市空地的初次形成及转化机理、城市空地演变规律以及城市空地转型机会成本等方向加强研究。
        The purpose of this paper is to present theoretical explanation and research fields of urban vacant land(UVL). The research method includes literature review, induction, and deduction analysis. The results show that there's academic controversy on the concept of the UVL, which could be categorized into several types from the perspectives of land cover, land use and land attributes by using the enumeration method. The results of the above classification,however, are fragmented. The unified topology framework based on the unemployment theory were established.Typology,distribution pattern, formation mechanism and values of urban vacant land are hitherto rather rudimentary and subjective issues. Although the UVL has exerted negative impacts on urban social, economic, and ecological spaces, it's also a potential resources for improving urban sustainability. In conclusion, strengthening the UVL research is an urgent and realistic requirement of the new urbanization development in China. In this regard, three urgent research directions were presented. The first is to explore the underlying mechanisms of the primary formation of the UVL and the conversion between the UVL. The second one is to study the evolution law of the UVL in the process of urbanization. The last one is on how to quantify and to reduce the opportunity costs for the UVL transition.
