基于C/S的物业收费管理系统的研究与实现

摘要
随着全球信息网络的建立和完善,Internet时代已经来临,信息化管理已成为一股不可阻挡的潮流。运用先进的管理信息系统(MIS)及软件开发平台,对信息进行科学化和网络化管理,已经成为物业管理信息系统的发展趋势。物业收费管理系统是典型的MIS。
     走进新时代,物业管理行业是在传统的房屋管理基础上演变而来的新兴行业,近年来获得了长足健康的发展。特别是随着人们生活水平的提高,住宅多样化的不断发展,物业管理作为一门科学的内涵已经超出了传统定性描述和评价的范畴,发展成为集多种手段对物业进行综合管理,并对有关物业的资料进行归类汇总、整理分析、定性与定量评价、发展预测等。物业管理在现代生活中的作用已被广泛认可。
     由于物业管理涉及的管理范围较为广泛,管理内容繁杂,加上政策性等变动因素,导致日常工作需要耗费大量人力和物力,特别是物业收费管理更是繁杂、细致,并且跟资金打交道,必须精确无误,采用现代化计算机管理手段是一种行之有效的解决办法。
     本文针对物业收费的特点,在研究大庆高新物业管理有限公司现状的基础上提出了一种基于C/S模型的物业收费管理系统,并对其进行了实现。首先介绍我国现今物业收费的特点、本课题的来源、系统可行性分析及研究本系统的意义,然后再介绍物业收费管理系统的基础上,对大庆高新物业管理有限公司物业收费管理系统进行需求分析和设计,最后实现该系统。该系统采用客户/服务器模式的体系结构,选用Microsoft SQL Server 2000开发后台数据库,以Borland Delphi 7.0作为前台开发工具开发而成。
     该系统具有界面友好、使用灵活简单、数据安全可靠性高等特点,在大庆高新物业管理有限公司已正式投入使用,运行状态良好,用户反馈评价优良,达到了预期需求的开发目标。系统的开发应用体现了当物业收费管理技术的自动化、信息化的发展方向。该系统能显著的改善大庆高新物业管理有限公司的物业收费管理水平,极大地提高大庆高新物业管理有限公司物业管理竞争能力和效率,切实解决了物业管理中的薄弱环节和关键环节,因而具有极大的推广价值。
Along with the establishment and consummation of the global information network, the internet time has approached, and the informationization management has become an irresistible tidal current. It became the property management information system's trend of development to manage the information with science and network using advanced management information system and software development platform. Property Management System of Charge is a typical MIS(Management Information System).
     Enters the new times, the property management industry is the emerging industry based on the traditional housing management, in recent years it obtained the considerable health development. Specially along with the enhancement of people’s living standard, the unceasing development of the housing diversification, the property management as a scientific connotation goes beyond the category of the traditional qualitative description and evaluation, developed into collection many kinds of methods to carry on the integrated management to the property, and carried on the classification to the related property's material to compile, the reorganization analysis, qualitative and the quantitative evaluation, the development forecast and so on.The function of the property management has been widely approved in the modern life.
     Because the property management involves the control limit is more widespread, manages the content to be numerous and diverse, in addition change factors and so on policy-type, cause the routine work to need to consume the massive manpower and the physical resource, specially the property charge management is numerous and diverse, is careful, and has to do with the fund, must precise unmistakable, uses the modernization computer management method is one effective solution.
     This paper in view of the property charge's characteristic, based on studying Daqing High New Property Management Limited Company proposed one kind Property Management System of Charge based on C/S model and it carried out. In first segment introduced that our country nowadays the property charge's characteristic, this topic's origin, the system feasibility analysis and study this system's significance, then introduced again in the property charge management system management system's foundation, carries on the demand analysis and the design to Daqing High New Property Management Limited Company Property Management System of Charge management system, finally realizes this system. This system is based on the C/S(Client/Server) pattern architecture, take Microsoft SQL the Server 2000 as backstage database, Delphi 7.0 as the onstage development kit development.
     This system has the contact surface tobefriendly, use nimble simple, data security reliability higher characteristic, it has been available in the Daqing High New Property Management Limited Company, the running status is good, and the feedback appraisal was fine. So it achieved the anticipated demand development goal. The development and application manifested the development direction of the automation and informationization of the property charge managerial technique. This system can remarkable improve the level of property charge management of Daqing High New Porperty Management Limited Company , sharpen its property management competitive ability and the efficiency enormously, and it has solved in the property management weak link and the key link earnestly, thus it is of great promotion value .
